Rental Policies

Guests are fully responsible for the cabin during their stay and agree to pay for any damages which may occur.

Checkout is 11AM Eastern Time and guests may be charged for another day’s rent if they check out late.

Damage Protection Plan
The Rental Unit Damage Protection plan for $60.00 covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $500.00. If, during your stay at one of our Rental Properties, and Insured Person causes any damages to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the insured for the cost of repair or replacement of such property up to a maximum benefit of $500.00. Certain terms and conditions apply. Full details of the Rental Unit Damage Protection Coverage are contained in the Certificate of Insurance or Insurance Policy. The Rental Unit Damage Protection can be purchased up to, and including at, check in. By submitting payment for this plan, you authorize and request payment directly to Mountain Shadows Resort & Rentals any amount payable under the terms and conditions of the Rental Unit Damage Protection. Please contact Mountain Shadows Resort & Rentals directly if you do not wish to be in this plan or assignment. If your damages exceed $500.00, the jurisdiction for a small claims action against you shall be Sevier County, Tennessee. You may opt out of this insurance any time prior to your check in by remitting a cashier’s check in the amount of the Damage Deposit for your unit. This will be returned to you (via check) two weeks after your departure, provided there is no damage.

Pet Policy
We charge a non-refundable pet fee – $75/pet/stay, plus tax. Your pet must be kept on a leash when outside and in a kennel when alone inside. Please be aware that all our cabins are not pet-friendly. If a person is found to have an unreported pet at the resort, we reserve the right to charge the $75 pet fee, plus an additional fee of $50 for non-compliance. We may also, if the situation warrants it, evict a non-compliant guest from the premises.

Cancellation Policy
When making your reservation, we require a minimum deposit of an amount near the equivalent of two nights rent. Payments in advance can be made by all major credit/debit cards, money order or check (if time allows). Cancellations made fifteen (15) days or more prior to your scheduled arrival will receive deposit back less a 10% processing fee plus 12.75% tax. Cancellations made fourteen (14) days or less prior to scheduled arrival will forfeit full deposit amount. Payment of balance is due at check-in or by noon the following day for late arrivals. Payments upon arrival may be made by all major credit/debit cards, or in cash.

Guests agree that they have read and understand the above-mentioned items and that they assume full responsibility for all charges incurred during their stay. Guests authorize Mountain Shadows Resort & Rentals to charge their account(s) for the total amount due (all fees and taxes plus any additional charges due to damage or missing items incurred during their stay.)
